Robust SDA | 2 Bedrooms | Final-As-Built Certified

  • 62 Marriott Boulevard, Weir Views is a purpose-built Robust SDA home, certified at Final-As-Built stage and ready for participants who need a home designed for durability, safety, and genuine long-term independence.
  • Built on Lot 1024 in Weir Views, this single-storey house was constructed from the ground up to meet the Robust design category of the NDIS SDA Design Standard Edition 1.1. It is not a conversion. It is not a retrofit. Every room, fitting, and system was selected and built to meet the standard, then independently assessed and certified by an Accredited SDA Assessor at Final-As-Built stage on 7 December 2024.
  • Two participant bedrooms. Two private ensuites. A dedicated Carer room with its own ensuite. A kitchen designed for independent daily use. An open living and meals area. A covered porch with step-free entry. A garage with direct internal access. A multipurpose room. This is what Robust SDA looks like when it is done properly.

Two Independent Homes on One Title One Property. Two Completely Separate Lives.

  • 62 Marriott Boulevard is a Two Independent Homes on One Title property. The dwelling contains two fully self-contained living environments within a single structure, each with its own bedroom, ensuite, kitchen, meals area, and living space. While both homes share the same title and physical address, each participant has their own private, dedicated space that does not require sharing any room with the other resident.
  • This is a significant benefit for SIL providers, participants, and families. Two participants can live under the same roof with zero shared living, reducing conflict, protecting privacy, and simplifying rostering. A dedicated Carer room is centrally positioned to serve both living environments, allowing support workers to respond efficiently without compromising either participant's independence.
  • For participants, it means the comfort of a private home with the security of knowing support is always nearby. For providers, it means two funded places in one operationally efficient, certified property.

This Is What a Home Should Feel Like

  • At 62 Marriott Boulevard, every decision, from the high-impact wall linings and Villaboard-reinforced ensuites, to the sound-insulated participant bedrooms, the Two Independent Homes on One Title layout, the step-free garage connection, the dedicated Carer room, and the vandal-proof fittings throughout, was made with the people who live here in mind.
  • Two bedrooms. Two private ensuites. A Carer room. Two kitchens built for real independence. A multipurpose room. A home certified to the Robust SDA standard and built to last.

The Heart of the Home Designed for Everyday Living

  • Each independent living zone includes its own open meals and living area, connected naturally to its kitchen and bedroom. The layout is calm and easy to move through, with wide internal corridors and compliant doorway openings throughout. The single-level layout means every essential space is accessible without stairs or level changes.
  • Dimmable lighting is provided in living areas and bedrooms. Light switches are positioned consistently at compliant heights, horizontally aligned with door handles at each room entrance. All switches and GPOs are rocker-action, toggle, or push-pad style. Recessed lighting fixtures are installed throughout. Solid core timber doors are fitted to all doorways, with lever-style door handles at compliant heights. All windows are lockable.

Participant Bedrooms Private, Properly Sized, and Built to Last

  • Both participant bedrooms meet and exceed the Robust design category minimum bedroom size requirements when measured from wall surface to wall surface. Each bedroom provides its own fully private ensuite bathroom, meaning neither participant is required to share bathroom facilities with the other resident or with support staff.
  • Each bedroom has been sound insulated as required under the NDIS SDA Design Standard for Robust design, providing acoustic privacy and reducing the impact of noise from other areas of the home. Each bedroom includes a wardrobe of minimum required width, provided clear of the bedroom space. Reverse cycle air-conditioning with accessible controls is provided throughout all habitable rooms.

Carer Room On-Site Support Without Compromise

  • A dedicated Carer room with its own private ensuite is provided within the home, positioned to allow efficient access to both participant living zones. This allows overnight or live-in carers to be based on-site without intruding on the private spaces of either participant.
  • This layout directly reduces response times in overnight or emergency situations and makes rostering genuinely practical for SIL providers. The Carer room ensuite means support staff have their own facilities, further protecting the independence and privacy of both participants.

Multipurpose Room Flexible Space That Grows With You

  • A dedicated multipurpose room is provided within the home, offering flexible use as a therapy space, breakout room, activity room, or additional support space. This room provides a separate environment to the main living areas, allowing participants to use the space in ways that respond to their individual needs and goals.
