A High Physical Support SDA Home Designed for Independence, Safety and Everyday Living
143 Grandvista Boulevard is a purpose-built Specialist Disability Accommodation home designed and certified under the High Physical Support design category.
This is a single-storey home created to support participants with higher physical support needs while still feeling comfortable, practical, and easy to live in. The layout, finishes, and inclusions have been carefully considered to balance accessibility, privacy, and independence with a natural home environment.
The home offers three participant bedrooms, each designed with space, accessibility, and future support needs in mind. Each participant has their own bedroom, supporting privacy and dignity within a shared living setting.
A dedicated Overnight On-Call room is included within the layout, allowing support staff to be nearby when needed while maintaining clear separation between participant and support spaces.
The Layout
Spacious, Logical and Easy to Navigate
The internal layout has been designed to support smooth movement throughout the home. The floor plan shows a clear, central corridor connecting all bedrooms, living areas, and support spaces, reducing congestion and making navigation simple for both participants and support staff.
The open plan living and dining area sits at the heart of the home and connects directly to the outdoor alfresco. This creates a natural flow between indoor and outdoor living, making everyday activities feel easy and connected.
Wide hallways, step-free transitions, and consistent circulation spaces are integrated throughout the home, ensuring it supports mobility aids and assistive equipment with ease.
Participant Bedrooms
Private, Accessible and Future-Ready
The two participant bedrooms are designed to support both independence and higher care needs. Each bedroom provides generous space for movement around the bed and includes built-in provisions for ceiling hoists, with engineered structural support and power already in place.
This allows hoists to be installed across the bed and along its length if required, without the need for future structural modifications. The bedrooms are positioned to provide separation between participants, supporting privacy while still maintaining easy access for support staff when needed.
Bathrooms
Accessible, Reinforced and Practical
Bathrooms are designed in line with High Physical Support requirements, with step-free access, reinforced walls, and layouts that allow for safe movement and assistance when required. Each space is built with durable materials and slip-resistant flooring, helping reduce risk while maintaining a comfortable and non-clinical feel.
The layout supports assistive equipment and ensures that essential fixtures such as the shower, toilet, and basin are positioned for accessibility and ease of use.
Kitchen and Living
Functional, Open and Participant-Friendly
The kitchen connects directly to the living and dining area, creating a central space that feels open and easy to use. The design allows participants to remain engaged in everyday activities such as cooking, socialising, or relaxing. The home includes features that support accessibility such as consistent switch and power point heights, accessible layouts, and clear circulation spaces.
Lighting throughout the home is practical and designed for comfort, with dimmable lighting in key areas to support different needs and preferences.
Overnight On-Call (OOA) Room
Support Nearby Without Compromising Privacy
A dedicated OOA room is included within the home, ensuring overnight support can be provided when required.
The layout positions the OOA room separately from participant bedrooms, allowing support staff to be available without impacting participant privacy or independence.
Outdoor Area
Simple, Safe and Easy to Enjoy
The home includes a covered alfresco area that connects directly to the main living space. This creates an accessible outdoor area that can be used comfortably throughout the year.
External pathways and access points are designed to be step-free and slip-resistant, supporting safe movement from the street and parking areas into the home. The outdoor space is designed to be low-maintenance while still providing a comfortable area to relax or spend time with others.
Accessibility and Design Features
Built for High Physical Support from the Start
This home has been designed and certified to meet High Physical Support requirements, with features integrated from the beginning rather than added later.
Key elements of the design include step-free access throughout the home, wide doorways and hallways, reinforced bathroom walls, and consistent, accessible placement of switches and power points.
The home also includes emergency power provisions to support essential equipment during outages, along with high-speed internet capability and full Wi-Fi coverage throughout the house.
Ducted air conditioning with zoning is provided to ensure comfort across all living areas and bedrooms.
